How would granting a sewer easement through my property for an adjacent lot affect my property value?

A builder has an adjacent 10+ acre site he wants to develop. He needs sewer access and my property is the best site to tie into the sewer system. I'm concerned allowing this easement will negatively affect my property value when I want to sell.

  1. I would not do it unless he paid me a whole lot of money and it was a deal I could get out of if I changed my mind because if anything goes wrong with sewer they will be tearing up your yard to fix it. I would definately not agree to or sign anything until I had talked to a lawywer.
  2. Don't do it!!!! Hold out for big $$$$ then sell to him and move to Florida and relax! I wouldn't want the responsibilty of a sewer pipe through my land! Once you've given a "right of way" you're screwed!
  3. I would not go for this. It will lower your property values and could leave you at risk of damage to your property. If he was interested in this he should give you not only money but also at least one acre of his lot. That way it expanses your property line making your property more valuable which then would compisate the decrease value of your property. Keep in mind they will be bringingheavy equipment onto your land, ripping it up and making a huge mess. And how close to your house will this line run? It could put your family's health at risk if it leaks or cracks. I would get an independant study done to the potential hazards this may cost you. Forearmed is forewarned!
  4. Keep in mind, once you grant him an easement, he has the right to disturb your yard at any time the system fails and no longer needs your permission. Ever thought of selling your house? Now would be a good time! I think I have found a buyer and I'll only charge you 5%.Oh by the way, What was the developer's name again?
